Challenge

Pathways, a small social housing provider, were looking for cost-effective ways to improve energy efficiency across its social housing portfolio without incurring substantial expenses. Traditional funding options, like the Social Housing Decarbonisation Fund (SHDF), required significant co-funding contributions from providers.

Pathways needed a solution that would allow them to upgrade their properties without a financial burden.

Solution

Delta Surveys Ltd proposed Loft Insulation measures through ECO4 for 16 of their top floor flats in Tawny Close, Ealing, London and Cavity Wall Insulation and Loft Insulation for 4 Electric Heated Flats 1-4 Almshouses, Norwood Road, Southall, Middlesex.

After a thorough evaluation of Pathways housing stock, Delta identified properties eligible for upgrades, a few of which include:

  • Loft Insulation for 16 houses, valued at approximately £24,000 – no cost to Pathways.


  • Cavity Wall Insulation & Loft Insulation for 4 Flats valued at approximately £9,600 – no cost to Pathways.


  • Delta Surveys Ltd managed all stages of the projects, from surveying and funding applications to coordinating installations and providing weekly progress updates.

Implementation

Surveying and Eligibility Assessment: Delta Surveys Ltd evaluated Pathways housing stock, identifying properties that qualified for ECO3 funding and prioritising those with the highest potential for energy savings.

Funding Application and Processing: Delta handled all administration and processing for ECO3 funding at no expense to Pathways.

Installation and Resident Coordination: Working closely with residents, Delta arranged convenient appointment times, including weekends where necessary, to minimise disruption. The installations were completed smoothly, with minimal inconvenience to Pathways tenants.

Ongoing Updates and Documentation: Delta provided Pathways with documentation for each installation, including 25-year guarantees for specific measures.
Results

Through this collaboration, Pathways achieved significant energy efficiency improvements for a number of their properties at no cost, thanks to Delta Surveys Ltd’s ECO3 funded measures. The projects delivered:

Delivery of new High Energy Efficiency heating, along with Solar PV, will provide every home with a free electricity supply which is projected to reduce residents electricity costs by around 50% lifting many out of fuel poverty.

Delivery of the measures will elevate the current energy efficiency EPC ratings for each home, which are EPC E or F rated up into EPC band C or B, with some even achieving EPC Band A.

Interesting observation.

After several energy efficiency assessments and property surveys carried out on the 4 flats, 1-4 Almshouses Norwood Road, by various accredited and qualified organisations over the last 30 years or so no insulation for the walls has ever been installed as all investigations, building surveys, inspections & building reports deemed the wall construction of the block to be Solid Walls with no cavity.

During the initial site survey Delta Surveys immediately identified the walls as being conventional brick built Cavity Walls with no insulation so arranged for the walls to be insulated.

The residents have since reported a big difference in the warmth and comfort of their homes and reduced heating bills after the walls were insulated.

The cavity walls would have never been insulated if it hadn’t been for Delta Surveys identifying that the walls of the flats are cavity and need to be insulated, which was carried out for no cost to Pathways, in addition to the lofts of the two top flats being insulated at the same time.
